Staging your home to sell

Preparing your home for sale is a bit more extensive than we expect it it be! The first impression of your home is the photography and with wide angle photos, there is prep work that goes into ensuring the photos convey the home’s most spectacular features.

Want to start preparing? Here’s a few starting points.

1. Declutter & depersonalize

Kitchen and bathroom surfaces photograph best when there is minimal “clutter”. A prospective buyer is taking in the space without your belongings, but most need a little help visualizing the lifestyle. Removing your toiletries, extra appliances and small items helps create a “clean” and less distracting photo.

Removing your personal photos is a great way to start. We don’t want the public internet having access to your personal life. Plus - this is the first step in moving and will give you a head start on packing.

2. Move furniture around

If one room is almost completely empty and another is packed to brim, explore how you can move furniture around to create living spaces in each room. If you have 1 single chair in a room by itself, can you move it somewhere else that creates more impact?

3. Hire a stager

It is not uncommon to move out of a home before selling it. Staging can be less expensive than the first price reduction when done right. A buyer is more likely to fall in love with a home that displays the lifestyle they’re craving, rather than one that is completely blank. You would think the latter would be easier, but many buyers are looking at multiple homes, then comparing each other them to choose one to buy. Emotional response is a HUGE factor in this. It’s hard to be emotionally responsive to a vacant home.
