the selling

process.

Selling a home can be incredibly stressful. It absolutely should not be. You shouldn’t have to put your life on hold to sell your home.

The best way to eliminate stress? Preparation. And the best way to prepare is to hire a really great agent that will guide you through this, step by step. I like to believe that’s where I come in!

From to start to finish, I navigate each sellers priorities and needs to help coordinate each step accordingly. No two experiences are the same when selling. There is not a one-size-fits-all approach here. We’ll tailor each piece.

  • Thinking about selling but not sure if it’s the right move for your family? This is where we start.

Everyone’s timeline is different. Whether you’re 12 months or 2 weeks out, I’ve got a strategy for you.

I’ll come over for a walk through where you’ll show me and tell me all about the home. This is where we go over any questions, what you love about the home and gives me the insight on what options may work best for you.

  • Depending on your timeline, you’ll have a blueprint of exactly what to do next and any changes that we may have decided on.

I can connect you to anyone you need. Preparation really matters. When it comes to listing prep, the key is to keep ROI in mind. So don’t fret — I likely won’t advise you to replace your slightly outdated kitchen with custom luxury finishes. We’re looking for opportunities for small moves that yield big returns.

  • While I will definitely give you a small range, I do not currently price a listing until we are a week out.

This is because our market changes every single day. I am keeping a very close eye on the market, and this means trying my darnedest to price ahead of the market.

While we can look at comps all day long, sometimes the market takes a different path. You’ll be prepped with plans B, C, and D.

  • This is my secret sauce! Diverse marketing is imperative today. If your agent isn’t utilizing video, they’re behind!

A house can only sell if buyers know it exists! I use a multi-tiered marketing approach to give your listings the exposure it deserves. This includes but is not limited to:

    › Digital Marketing

    › Print Marketing

    › Digital Content Marketing

    › Open Houses

    › Email blasts

    › Proactively Seeking Agent Feedback

  • Staging makes sense in many scenarios.

    This can look like:

    • Decluttering and packing

    • Rearranging furniture to best showcase the space

    • Hiring a professional stager - (if your home is vacant, this makes a substantial difference).

    We’ll decide together!

  • If you do not listen to anything else I say, please listen to this:

Do not hire someone that will not invest in professional photos for you.

This is the very first impression to millions of users on the internet. Homes with professional photos sell on average, 20% higher than those that don’t.

    So yeah - it matters.

I coordinate all of this with you, attend the photoshoot (because again, your first impression matters) and keep you in the loop on it all!

  • It ain’t just about hitting active in MLS and holding an open house a couple weeks later hoping it’s already under contract.

(Yes - this is common mentality.)

  • The best offer isn’t always the highest offer. With over 7 years of experience in real estate, I know exactly what to look for.

We’ll cover all of your options, different scenarios and guide you through your decision process.

  • The Option period is when the buyer will do most of their inspections and due diligence. Once the inspections are complete, the buyers may submit a request for repairs or a concession.

If there are any negotiations, they will be done during this period.

I can connect you to list of recommended vendors. Once we are out of option and done with repairs, we’ll wait on the appraisal and buyer’s clear-to-close.

    Then we prep for closing!
