Now here’s the really really really important part!

It is still imperative that you have an agent represent you when buying new construction. When you work with the builder rep, that’s exactly what you’re doing. Working with the person that represents the builder and the builder only.

An agent advocates for you in so many ways — negotiating the best price and upgrades, ensuring your home is actually move in ready and passes an inspection (important!), and anything other speed bumps that arise in the home buying journey.

And believe me, just because it’s new construction does not mean it’s perfect & smooth. Some of my most difficult transactions have been be new builds.

You will never get a better deal working without an agent. If a builder rep tells you this, run.
